Board & Board Members

Q: Who are the Board members?
A: A list of Board members and their contact information can be found in the Contact page

Q: How do you get on the Board?
A: Originally, the Board was voted in. Subsequent Annual Elections have taken place where residents can vote new members in. During the course of the Board’s tenure, members can be removed and/or appointed with a majority vote of the Board per our covenants.

Q: How much are the Board members paid?
A: All Board members volunteer their time. They do not receive any compensation from the Association.

Q: I heard the Board members are paid. Aren’t they?
A: You may be confusing the HOA for the CDD Board. The CDD Board is modestly compensated for their time as per the CDD covenants.

Covenants

Q: Where can I find the covenants?
A: You can find a copy of the Covenants and the Amendment to the Declaration on the Documents page. If you have additional questions, you can post a comment on our Community Forum, which can be accessed in the Forum & Calendar page.

Budget & Dues

Q: How do I pay my dues?
A: Information on paying your dues can be found on the Dues Information page.

Q: How much are the Association dues?
A: The most current information will be found on the Dues Information page. It is important to note the HOA dues are not collected by the CDD and must be paid separately to the HOA.

Q: I’m not receiving mail from the Association. Am I responsible for my dues?
A: If you are not receiving mail from the Association, it is likely we do not have your current mailing address. Please contact the Association with your current mailing address. Even if you do not receive communications due to an incorrect mailing address, you are fully responsible for your dues.

Q: What will the future dues be?
A: It is difficult to forecast what the future dues will be until we prepare our annual budget. The budget is affected by a number of variables. A Budget meeting will be noticed to all owners in accordance with our Covenants. At this meeting, the Board will review and vote on the new budget. It is the current Board’s goal to continue to reduce the dues while improving the community amenities. On occasion, the Budget may be modified as was the case last year, when the dues were reduced from $168 to $70/Quarter.

Estoppel Requests

Q: How do I request an Estoppel?
A: All Estoppel Requests must be made either by email or phone. Please provide the property address for which the Estoppel is being requested. You will be contacted within 48 hours or less.  Email is the preferred method of request.

Q: How quick are Estoppels prepared?
A: Estoppels are typically prepared within a week’s time. If you require a rush on an estoppel request, there may be a “rush fee” added to the estoppel.

Q: Is there an inspection fee?
A: If open violations exist on the property, you will be noticed of the estimated costs for the Association to cure the violations. If you prefer to cure the violation, a re-inspection will be required. As long as the violations have been cured, no fee will be assessed. If, upon re-inspection, the violations have not been cured, a re-inspection fee will be added to the estoppel.

Q: When should I contact the Association regarding an estoppel?
A: We recommend contacting the Association regarding an estoppel as early as possible to allow as much time as possible to cure any open violations and allow for an inspection of the property.

Q: Can we cure the violations listed in the estoppel without submitting an architectural application?
A: If the repairs do not materially change the appearance of the property, there is no need for an architectural application to be submitted. If the driveway has oil stains and requires repairing or issues of similar nature require addressing, an architectural application will be required. The Association may provide recommendations on curing that must be attempted prior to accepting other alternatives. For this reason, it is important to contact the Association early in the closing process.

Q: How do I determine if a house is in foreclosure?
A: You will have to research the county records. Much of the information can be found on-line.
